Starting our Relationship
If you are new to owning holiday property we welcome you to our boutique portfolio. In order to assist you our team will view your property and give you an estimate of gross returns and expenses. If you have a property with an existing agent we can offer you a smooth transition that includes collecting documents and keys, notifying forthcoming guests and transferring funds from the other agent.
Once a Management Agency Agreement has been completed by you and ourselves, then we start to market your property. In the agreement we outline all fees and charges payable to Ed Silk Real Estate, any special requirements you may have such as maximum spending on repairs, your preferred cleaner and tradesmen.
We then add your property to our portfolio of quality accommodation.
Marketing
We will draft a full description and recommend tariff rates which will, subject to your instructions, form the basis of the text for all promotion of your property. We will take a suite of photos of your property which also become a virtual tour for the websites.
Your property will be placed on our websites www.edsilk.com.au, www.domain.com.au, www.realestate.com.au and www.tourismnsw.com.au. As the majority of enquiries come via the Internet, these sites are invaluable for marketing your property. We can also arrange for your property to appear on http://www.byron-bay.com/ if you wish.
We produce a full colour brochure and advertise in the Sensis Yellow Pages, National Press and upmarket magazines such as Gourmet Traveller and Vogue Entertaining and Travel, especially in the winter season.
Booking
Because we take a team approach to reservations, we answer all email enquiries promptly and all phone enquiries immediately. Our team takes a uniform approach to quoting tariffs, length of stay, number of occupants and any other specific instructions you have. Our aim is to maximise occupancy while matching the right guests to your property. We have strict and efficient policies on deposit and tariff payment and on cancellations.
Day to day Management
A full inventory of furniture and equipment is completed on your property. This is passed on to the cleaners whose job it is to fully check the inventory on every clean and report any issues to us.
We use only professional cleaners who we know to be trustworthy and who work with the same attention to detail as the rest of the team. If at all possible the same cleaners will clean your property. Repairs and maintenance are carried out promptly either by tradesmen of your choice or reliable tradesmen who carry out work for our agency.
Our team conducts regular and frequent checks of your property in order to keep track of such things as external maintenance, need for appliance replacement, pest treatment and furniture upgrade. We can also liaise with architects and designers should you wish to carry out a major renovation.
Account management
We use Console property management and reservation software. This system is efficient and means that our booking procedures are fully automated with no possibility of double booking.
Owner payments are made monthly at the end of the month and are deposited by electronic transfer into your nominated bank account. A detailed tax invoice/statement, together with copies of all paid invoices are attached for your records. At the end of the financial year a complete annual statement of income , costs, gross and net payments is also forwarded.
Communication
We undertake to give you clear, honest feedback and informed advice about your investment. We have a single access point for reservations and are always available to guests. Each month we will send you a report detailing forward bookings and a newsletter with the latest information on property and local issues.
