What do I need to consider when selling my home

The property market is no different to any other commercial market.  It responds to supply and demand.

At any one time, buyers will shop around until they find the home that suits their requirements.  A buyer may find more than one property they like and if they do they will purchase the one that represents the best value to them.

It is worth making sure that everything possible is done to ensure the saleability of your home before it is offered to the market.  This includes things such as the condition and presentation and, most importantly, the correct pricing.

Requirements for Listing

In New South Wales, real estate agents are legally required to have a signed “Agreement of Agency” in order to act on your behalf.  This agreement is commonly called a “Listing” or “Agency Agreement”.

Your listing agent will provide you with a copy of the Office of Fair Trading brochure that explains your options in relation to listing a residential property for sale.  For example, an agent is unable to offer a residential property for sale until a Contract for Sale and Agency Agreement is held in their office.
