Starting our Relationship
We offer you a team approach to managing your property. Our Property Manager will view the property, meet with you, explain our services and ask about your expectations. They will assess the current market rental for your property and make suggestions to enhance or increase its' potential.
Once you have signed a Management Agency Agreement we will get started on a strategy to find you a tenant. If your property is with another rental agent we will look after the transfer for you.
Marketing
We market your property immediately on www.edsilk.com.au which is the most up to date real estate web site in Byron Bay and in our prominent front window. We also place your property on http://www.domain.com.au/ and www.realestate.com.au in order to capture the metropolitan market. We place classified advertisements in the Byron News on a regular basis which covers the Byron area and more often than not, it is the first place that potential tenants look at.
We show your property by open house at designated times and also by escorting tenants individually if required.
Tenant Selection

Our tenancy application form is comprehensive and we check that the potential tenant has a stable employment or income source, as well as the ability and desire to maintain your property at a high standard. Agreement Preparation

Day to day Management
Your property will be managed on an ongoing basis by our Residential Property Manager. They get to know your property by conducting 3-4 routine inspections per year. A detailed written report is sent to you after each inspection and will include recommendations for any necessary routine maintenance as well as suggestions for optional work such as re-painting.
Our property management team is always available to handle maintenance matters and other requests that are made by your tenant. We act according to your instructions, as well as attending to any urgent matter such as lack of hot water.
We are experienced at detecting potential tenant disputes and nipping them in the bud with skilled negotiation. However occasionally a tenancy dispute goes to the Consumer, trader and Tenancy tribunal. Rental Payment

We will keep you updated as to movements in the rental value of your property, and we review the rent with every routine inspection done.
Account Management
We use Console property management software, which is a fully automated, user friendly system that utilises standard bookkeeping principles. We take care of any regular payments such as Council rates and repairs for you and, account to you once or twice monthly with a fully itemised tax invoice/statement. We make payment directly into your nominated bank account.
